This assignment in Financial Management deals with capital budgeting and target calculation of public fees. By using dynamic methods of capital budgeting, the amortization of a restoration project of an existing derelict mausoleum on a historic cemetery in Berlin-Schoeneberg is calculated. The conversion into a columbarium generates a cash flow, which equals the project´s expenses after a defined period of time. The question, how high a convenient usage fee for the rental of urn niches in the columbarium would be, is answered in this assignment.

Objectives and Research Themes

The primary objective of this assignment is to apply dynamic methods of capital budgeting to calculate the amortization of a restoration project for a derelict mausoleum. The core research question addresses the determination of an appropriate usage fee for urn niches within a newly established columbarium, ensuring the project's financial viability and long-term maintenance funding.

  • Application of Net Present Value (NPV) analysis in public fee target calculation.
  • Estimation of restoration and maintenance costs for historical cemetery structures.
  • Scenario-based forecasting of demand for urn niches in a metropolitan environment.
  • Financial break-even analysis for long-term project amortization.
  • Adjustment of public usage fees to meet specific financial target timeframes.

Excerpt from the Book

3.1 Methodology of Net Present Value Analysis

In capital budgeting there are different formal methods used to analyze the profitability of an investment or project. One of the most common analysis is the net present value method (NPV). This valuation requires estimating the size and timing of all the future cash flows from the project. These cash flows are then discounted by a rate of return, that could be earned on an investment in the financial markets with similar risk, to determine their present value. These present values are then summed up, to get the NPV.

If NPV is more than 0, the investment would add value to the company and the project may be accepted. If NPV is less then 0, the investment would subtract value from the firm and the project should be rejected. If NPV equals 0, the investment would neither gain nor lose value for the firm.

Based on the question "At which point does the forecasted future cash flow equalize the costs of the restoration project?” the later calculation of the project´s NPV of the Schultze mausoleum is foced on the break-even point of amortization.

Summary of Chapters

1 Introduction: Provides historical context on the Old St.-Matthew’s Cemetery and defines the project goal of converting the derelict Schultze mausoleum into a columbarium.

2 Conversion of a Mausoleum Into a Columbarium: Outlines the current state of the building, the planned architectural changes, associated restoration costs, and the revenue model based on urn niche usage fees.

3 Dynamic Method of Target Calculation: Explains the NPV methodology and applies it to various demand scenarios and fee structures to determine the project's break-even point.

4 Conclusion: Summarizes the financial findings and justifies the necessity of adjusting usage fees to reach a reasonable 15-year amortization target.

Frequently Asked Questions

What is the core focus of this assignment?

The work focuses on the financial feasibility and target calculation of fees for converting a historic, derelict mausoleum into a modern columbarium.

What are the primary thematic areas explored?

The analysis covers capital budgeting, historical preservation, cemetery management, and financial forecasting through Net Present Value analysis.

What is the primary research goal?

The main goal is to determine the appropriate usage fee for urn niches that allows the project to reach a break-even point within a reasonable timeframe, specifically 15 years.

Which scientific methodology is employed?

The paper utilizes the Net Present Value (NPV) method, incorporating discounted future cash flows and inflation-adjusted interest rates to evaluate profitability.

What content is covered in the main body?

The main body details the architectural restoration requirements, demand forecasting based on different scenarios, and step-by-step financial calculations for two different fee structures.

Which keywords best describe this study?

Key terms include Capital Budgeting, Net Present Value, Columbarium, Amortization, and Target Calculation.

Why is a 15-year break-even point targeted?

A 15-year period is chosen to minimize risks associated with long-term forecasting while ensuring the project remains affordable and sustainable.

How were the urn niche demand scenarios developed?

The demand was estimated using three scenarios (Small, Moderate, and High demand) based on trends in deaths, cremations, and projected promotional success.
